REPAIR RESPONSIBILITIES

Tenants repair responsibilities:

  • Internal decoration.
  • Damage to glazing, sink or sanitary wear (if you have caused the damage).
  • Fitting/renwing tap washers, plugs and chains.
  • Repairing/replaceing Internal door handles
  • Replacing lost or broken keys
  • Replacing light bulbs and flourescent strip bulbs
  • Replacing batteries for smoke alarms and heating thermostats
  • Maintenance of any improvments made by yourself 
  • Looking after and replacing laminate flooring and carpets
  • Uplifting carpets or laminate flooring where repairs are being carried out if necessary.

Associations repair reponsibilities:

  • Drains, gutters and external pipes (this does not include clearance of blockages due to tenant negligence)
  • The roof
  • External walls and render
  • External doors
  • Windows
  • Internal walls, floor and ceilings
  • Internal doors and frames
  • Internal staircases and landings
  • Gas boilers, flues and radiators
  • Pathways, steps and other means of access
  • Plasterwork
  • Garages
  • Boundry walls and fences
  • Basins, sinks, baths, toilets, cisterns, waste pipes and water tanks
  • Showers (when fitted by the Association)
  • Electrical wiring
  • Extract fans
  • Smoke alarms, heat detectors and carbon monoxide detectors
